Why Bimonthly Cleaning of HVAC system is Essential

Why Bimonthly Cleaning of HVAC system:

One of the most important aspect in maintenance of HVAC system is its

cleaning. Yes not six monthly rather bimonthly cleaning of ducts, filters

and voltage check etc is extensively required. With the passage of time

problems in the system aggravates to enormous extent.

Periodic Cleaning for HVAC system is required for

(a)  Evaporator
(b) Condenser Fins
(c) Air Filters
It  has been observed that HVAC system is usually installed on the basis

of one time expenditure and expensive units e.g Carrier or LG is

installed . In spite of having robust systems, ignorant  staff may lead to

many trouble in the system which primarily occurs due to dust

accumulation.  Finally system aggravates to the extent that it cannot  be

repaired and thus only  solution remain behind is Replacement. So to

avoid going such an extent, solution is simple and easy and that  is to

keep follow up of bimonthly cleaning of HVAC system

Co ordination with sister Departments while working for concealed HVAC installation

While I am carrying out HVAC ducting installation, I see electric guys with their own layout in their hands. I saw building management guys with their walls and reflected ceiling layouts.

So co ordination with them at site is of immense importance. Only combination drawing, displaying each discipline area is not suffice. It practically happened that my HVAC duct was passing through the same area where Electric cable duct tray was to pass. Although height distance of cable duct is low around 15 cm, but due to lack of height available at site , I was facing the problem and how to rectify it in less time is the point where a Mechanical Engineer jumps in . It’s a  crisis management and we cannot neglect it.
It’s not only interaction of Building construction with the Duct and Electrical Lines
It’s also
·         interaction of Fire fighting system lines interaction with electric lines
·         interaction of Duct with fire fighting pipes
·         interaction of cable tray with electric power lines
·         interaction  of electric power lines with HVAC Duct

Common mistakes come into my notice such like the picture below

Similary

So unless there is a well communicated move by the parties , it’s not possible that every action could be smoothly done. Neither even the most experienced Architects are not capable enough to produce 100% synchronization in Layout copies

In the end all anomalies that happens in a project goes to the Project Manager as a blame on it. So primarily he is the one who is to maintain an environment of good communication among workers and supervisors

EASY INTRODUCTION TO FIRE FIGHTING SYSTEM IN A BUILDING

  1.             .

Fire fighting Sprinkler system is simple. Consisted of Pumps. Storage Tank, must have a reservoir. Sprinkler system also has FHC (Fire Hose Cabin
  2.  or Fire Department connection, Usually given at stairs ,  at Landings i.e landing Valves. Fire fighter do flexible connection with them. Its normally Dry system, because it’s for Fire Brigade. Its dry system .
  3.                  Fire sprinkler system is standby and its wet system. 24 hours pressurized, whenever a bulb get heat it burst and sprinkler ooze out pump will sense it and will start.  Normally for TANK STORAGE is calculated for  Half Hour system of sprinkling time is designed so that Fire Extinguisher may reach.
  4.                 Fire Alarm system is also must. When ever there is a signal and there is chance people can run out escape. Fire Alarm advantage further is , that when there are sensitive system like FM 200 or CO2 systems,is attached , for such areas , the extinguishing powder is humanly unfriendly, so people can escape prior to its activation , 30 sec delay is there . Extinguishing gases finishes the gas, if humans are there , human can die at the spot, so fire alarm initially rings, and cylinder gas is released 20-30 seconds delay in solenoid valve, gas discharge and fire extinguishers, isolated areas , archive, server room, electronic rooms. FM 200 or CO2 dedicated panel also display the location where the fire has erupted.
  5.           .       Fire sprinkler system is pressurized . Mall ,Offices ,domestic and Hospital  are low hazardous area, Medium and High are Power Plants , industrial area etc. In software it’s given value accordingly . Always there is 8 bar pressure in sprinkler system. 1bar = 14.5 psi  = 100000 Pascal. Pumps are designed in the way that at least the top building there should be at least 4 bar pressure in wet line.
  6.            .    For Calculation of     1 Sprinkler = 12m²  area , for more , more sprinklers are installed.
  7.           .    Sprinklers are taken considering L X W  ( Height is normally assumed 3 meters).  For more than 3 meters height side sprinklers are installed in addition

Beware of Sleeping Dragon in your HVAC system

According to Chimney Safety Institute of America ( CSIA ), every year 200 people die due to HVAC system poisonous gas i.e less burned Carbon monoxide leading people to death. Exhaust systems of heating furnace and  boilers are to be checked on regular periodic intervals. Choking of Chimneys and Exhausted pipes leads to grave damage.  Cracked Heat Exchangers may be another cause of poisonous gas leakage. Carbon monoxide is a highly poisonous, odorless, colorless, and tasteless gas. It is very flammable in air over a wide range of concentrations. It is due to these properties that it can easily damage human living with a Ducting System which was installed for their benefit but the same results in grave damage to human life.
How to prevent from CO dragon in the Ducting
(a)   Install CO detector. It usually cost 50 to 70 US dollars along with smoke detector. The price is very cheap as compared to a human life
(b) Without CO detector, any symptoms like following occur may be due to CO effect these are
                               i.            Headache
                             ii.            Nausea
                          iii.            Dizziness
                          iv.            Mental Confusion
                             v.            Vomiting
                          vi.            Loss of Consciousnes
vii.   Heart patients might feel pain in their chest

(c)    Reach out of close environment
(d)    Introduce fresh air in the environment through ventilation

Preemptive Care of avoiding CO poisoning in HVAC

(a) Get annual maintenance on your furnace.

(b) Change your air filter regularly.

(c)   Ensure your furnace was installed properly

(d) Install carbon monoxide detectors.
